Brian O’Neill’s Real Estate Market Update – December 2013

    The Telluride real estate market continues to match last year’s excellent dollar volume signaling a more consistent market than seen in the previous 5 years. The Town of Telluride home sales and Mountain Village condo sales remain the highlights in the market with appreciation starting to return to homes in Town and sales velocity for MV condos nearing historic highs. Additionally, condos in Town have performed well this year as have vacant lots in MV. Excellent values can still be found on homes in MV, condos in MV, lots on the golf course and outlying areas such as mesas, Aldasoro and the Ski Ranches. We have already received over 8′ of snow giving us a 42″ base with storms consistently predicted in our future. Telluride continues to be recognized as the tremendous Hidden Gem we have known it to be as the Conde Nast Reader’s Poll named Telluride the number one ski resort for the second year in a row. Bookings are reported up significantly by all lodging metrics. Please remember to book all reservations once you have committed to a visit, it is going to be a busy winter, ie. air tickets, lodging, ski instructors, restaurants, massages, activities, babysitters, etc…

    There has finally been a unification of marketing entities for the first time in Telluride. The ski resort, visitor services, air service organization, lodging companies and the realtor organization have all come together to unite their marketing dollars with Michael Martelon of the Telluride Tourism Board. Michael does an amazing job of studying our visitor demographics in order to understand the most efficient marketing vehicles to advertise the special lifestyle Telluride has to offer. This communal effort and excellent snow conditions promise to make this Winter an exceptional season.
